Occupied Staging Packages

Listed below are our Occupied Staging Packages. It is important to note that while these packages typically cover the majority of our clients’ needs, we also work individually to create a plan just right for you. All our staging services start with a free discovery call so we can get a better feel for your needs and how we can best serve you.

Consultation with Detailed Staging Report

$225+

This in-home consultation service includes a detailed Staging Report customized to your home’s staging needs in order for best selling potential. We will follow our unique staging process in order to ensure maximum return on investment. This service is designed for those looking to fulfill staging needs themselves (DIY) and need an objective viewpoint and expert advice on what needs to be done to best showcase their occupied home. It is also used prior to any hands-on staging day services to gather needed information and make recommended purchases ahead of time so we can make the most of your staging day!

 

This consultation service can take up to two hours in the home and will include the following:

  • Detailed pre-appointment interview to better understand your project
  • Buyer Demographics Research, so we can make recommendations based on your likely buyer
  • Checklists for each room in your home
  • Open House/Showing Checklist
  • Curb appeal tips for best first impression
  • Recommended furntiure layout
  • Recommendations for de-cluttering, de-personalizing, and optimizing space in each room
  • Tips on how to highlight features within the home and guide the buyer’s eyes to see these high-value assets
  • Lighting, window treatments, and accessory arrangement tips
  • Color advice and ideas for emotional connection points in each space so buyers fall in love
  • Measurements if further services are elected

You will walk away with answers to you staging questions, a Priority Shopping List, and an Exclusive Vendor List to help you with any necessary purchases or improvements!

*If your home is larger than 2500 square feet with multiple staging areas, there could be an additional time cost to cover the larger home.

Mini Home Staging Makeover

$450+

This 1/2 day makeover service is designed for those who may be feeling a little overwhelmed or need some additional direction on preparing their home for sale. This hands-on service typically occurs after a consultation and will help you start staging the main areas of your occupied home right away and guide you through completing any remaining areas at the completion of service. You will be very surprised at the difference just a few hours can have!

 

 

This staging service can take up to four hours in the home with two hours planning/prep time and includes the following:

  • Strategies for staging adn organizing your kitchen
  • Emtional Connection Point set up recommendations
  • Main Living Area Staging
  • Main Bathroom Staging
  • If time permits, we will also focus on other main living areas so your home is ready for showing
  • We will provide a list of any remaining general shopping recommendations for best showing/selling potential***
  • Tips for staging and remaining spaces within the home

You will walk away with beautifully staged main living areas ready for pictures and showings!

Ultimate Home Staging Makeover

$700+

This Ultimate Makeover service extends our time to complete hands-on staging services within the home. It allows us time to tackle more space to get your occupied home ready for pictures and showings to get that house sold!

 

This staging service can take up to six hours in the home with three hours planning/prep time and includes the following:

  • Strategies for staging and organizing your kitchen
  • Emotional Connection Point setup recommendations
  • Main Living Area Staging
  • Main Bathroom Staging
  • Master Bed and Bath Staging
  • If time permits, we will also focus on other areas, so your home is ready for showing
  • WE will provide a shopping list of any remaining general recommended purchases for best showing/selling potential***
  • Tips for staging and remaining areas within the home

You will walk away with beautifully staged rooms ready for pictures and showings!

Complete Home Staging Makeover

$1000+

This Complete Home Staging Makeover service takes all the stress out of staging and is perfect for those homes needing to be show ready ASAP! We will tackle all the main living areas within your occupied home!

 

This staging service can require up to two full days within the home to transform the house into a buyer’s dream. The staging consultant will be working through each space following a detailed plan and will provide the home seller with an action plan/ open house checklist to complete before any future showing in order to maintain the best staged look. You will also be provided a shopping list of any remaining general recommended purchases for best showing/selling potential.***

 

To get top dollar, every home should go through our complete home staging transformation before being listed!

 

***Ideally, before this appointment, you have completed your shopping recommendations from the consultation and/or elected for my power shopping service so that we can make the best use of our staging time together.

*If your home is larger than 2500 square feet with multiple staging areas, there could be an additional time cost to cover the larger home.

Power Shopping

In this service add-on, we will create a budget and shop directly for specific furniture and accessories that will serve as investments in the sale of your home. For online items, I will electronically send you a link to the exact recommended items for your approval. After your approval I will then either (A) provide you a direct link for you to purchase the item(s) yourself and set up delivery/assembly or (B) send you an invoice for any trade-discounted items so I can purchase them for you at a discounted rate. In order for me to make any in-store purchases, a separate shopping fund must be provided ahead of time so I am able to purchase the items as they are found. If any funds remain in your shopping fund for in-store purchases, you will be refunded the remaining balance. All items that are chosen “on the spot” in the store, will have the option to be returned and refunded (within 15 days of receipt) if the item does not meet your expectations.
